Note: To obtain maximum wind coverage, you must use eligible GAF pre-cut Starter Strip Shingles (with factory-applied adhesive) at the eaves and rakes and you must install each field shingle using 6 nails.
8. You MUST use a COBRA® Attic Ventilation product with adequate intake ventilation (Cobra® (roll), Cobra® Ridge Runner™ (rigid roll), Cobra® Rigid Vent 3™, Cobra® FasciaFlow™ Intake Ventilation, Cobra® Snow Country™, Cobra® Snow Country Advanced™, or Vented RidgeCrest™ (Note: GAF Master Flow® Exhaust Ventilation Products, which are covered by a separate limited warranty, can be substituted ONLY if COBRA® Ridge Ventilation cannot be installed due to a structure’s architecture, e.g., post and beam construction, shed roofs, etc.). In any event, ventilation should meet the following standards: Minimum net free ventilation area of 1 sq. foot/meter per 150 sq. feet/meters of ceiling area is required. When intake vents are located at the eaves and exhaust vents are located near the roof’s peak (in a properly balanced system) for maximum air flow, ventilation may be reduced to 1 sq. foot/meter per 300 sq. feet/meters.
9. You MUST use eligible GAF roofing shingles (Lifetime Shingles: Timberline® Natural Shadow™, Timberline® Prestique® 30, Timberline® HD™, Timberline® Prestique® 40, Timberline® ArmorShield™ II, Timberline® Cool Series, Timberline® Prestique® Lifetime, Timberline® Ultra HD™, Timberline® American Harvest™, Capstone®, Slateline®, Grand Sequoia®, Grand Canyon®, Country Mansion®, Grand Slate™, Camelot®, Camelot® 30, Camelot® II, Country Mansion® II, Grand Slate™ II, Timberline® Majestic 30 [available in Western Region only], Timberline® HD™, Grand Sequoia® IR, Woodland®, Monaco®, or Sienna™).
10. You MUST use GAF Ridge Cap Shingles (Timbertex®, Seal-A-Ridge®, Ridglass® Z® Ridge, Vented RidgeCrest™, or Grand Sequoia®/Grand Canyon®).
11. To improve the finished look of the roof, the use of ShingleMatch™ Roof Accessory Paint is highly recommended (but not required). ShingleMatch™ Roof Accessory Paint is covered by a separate limited warranty.
12. New metal flashing(s) MUST be installed [unless existing flashing(s) are in like-new condition or are at “unworkable” wall interfaces]. Metal drip edge MUST be used at eaves and is recommended (but not required) at rake edges.
13. Special Note: On projects that total more than 250 squares, the permanent Golden Pledge® Ltd. Warranty will be issued only if the project passes GAF’s final inspection. GAF reserves the right to withhold the warranty if the roof has not been installed according to GAF’s written application instructions. March 20, 2013 – GAF has announced CREST—the Cool Roof Energy and Sustainability Tool—to help contractors, consultants and building owners compare the energy cost savings of different roofing systems options. Available at www.cool.gaf.com, CREST is mobile-enabled, with preloaded utility cost information by postal code. According to GAF, CREST allows the building professional to print a customized report that includes images of the building site from publicly-available, internet-based mapping services, and searches rebates to the postal code level, including municipal and utility rebates, to help offer a truer sense of the real costs and benefits of different roofing system decisions. To help ease the process of projecting peak energy loads, CREST queries both the Oak Ridge National Labs (ORNL) “CoolCalc” and “CoolCalc Peak” calculators in a single step.

How to find a contractor for your Hail and Storm Damaged property in Atlanta

Spring time brings tornados, hail, high winds and heavy rain.  It also brings out unscrupulous contractors whose main interest is making a quick buck!  Take a deep breath if you have storm damage.  You do not need to make any quick decisions and DO NOT trust the guy because he seems so nice.  Do your homework, then hire a contractor.  Absolutely, have someone tarp and protect your home if emergency measures are needed, but stop right there.  Calm down, take the time to perform your due diligence, then make a decision.  What if you are reading this after you hired someone?  It may not be too late.  Georgia law provides a three day right of recision period just for this reason (five days for storm damage)  Georgia Residential Roofers Bill.  You can cancel the contract with no penalty.

What should you do for your due diligence?  I will answer that with a question.  What would you do if you were going to hire an employee (for twenty years or more that you could not fire without great expense).  Hmmm… makes you think a little bit doesn’t it.  First, search the GA corporate records to see when they incorporated.  Check their BBB record, online reviews, customer referrals (not 5, 10, or 20, but request list of at least 100 names and you choose who to call), photos of their work, call their supplier (ask them for numbers), and check their affiliations.  The end result is you are verifying the contractors credentials and making sure they are who the salesperson told you they are.

Be very cautious of hiring an out of state contractor.  Who will take care of warranty issues?  No one.  You are stuck.  They offer to give you a great deal and yes you can save a ton of money upfront – hundreds!  I can’t tell you how many calls we get to repair poor workmanship and I have to tell the owner it is not repairable.  For example, poor roof ventilation will cause premature shingle failure.  The $500 saved, means they will have to spend another $8000 to replace their 10-12 year old roof.  Other times, it is a matter of few hundred dollars to repair the poor work and then the home has a shingle color match issue.

There’s a lot of good roofing contractors, but unfortunately, the bad ones out weight the good by a long shot.  There are 21 GAF Master Elite contractors in Atlanta, and over 600 listed on YP.com.  The vast majority are not accredited with the BBB either.

How do you find an Atlanta roofing contractor

I’ve been involved in the construction field my entire life, except my 10 years as a CPA.  Many homeowners tell me they simply don’t have the time to meet OR only one spouse can meet.  It is simply a huge mistake by not meeting up with your contractor.  First, I have no idea what a homeowner is looking to achieve with their Atlanta roofing project.  Unless they are a roofer, I would have to say neither does any homeowner.  Will they have any real basis to compare roofing contractor bids if the contractor doesn’t know your specs?   Likely, the homeowner simply just doesn’t know how much they do not know and why should they know how to install a proper Atlanta roof anyway?  That’s why we meet with homeowners to explain the components and benefits.

Take a similar scenario.  Someone makes five calls to retailers and tells them to give them a price for a suit.  You tell them you don’t want the most expensive suit, but of good quality.  Nothing too fancy, but not cheap.   You will get five different prices for five different suits.  “Good quality” “cheap” “fancy” all have different meanings for everyone.  You can’t possible expect to make a decision on buying a suit that way so why in the world would you make a $8,000 purchase that way??
Would someone hire an employee off a resume?  They can fire them if they made the wrong choice, but a roof should last 25 years or even lifetime with the new materials out now.  I can’t tell you how many times I have encountered customers who got it handed to them by a contractor.  I hear it from 90% of the customers I visit.  Nearly 100% of customers I speak to have some story of incomplete work, poor work, late start, wrong materials, or just plain got ripped off since their Atlanta contractor never started or didn’t finish after they got some money.  The statistics state that 48% (yes 48%) of consumers would NEVER hire their contractor again.  Why?  They don’t do their homework and hire the wrong company or they are just naïve.
I am not writing this so we can come out to visit homes and “sell” Homeowners.  It is for their benefit.  Any contractor who  comes out to “drop” an estimate in your mailbox or emails it to homeowners is just not worth their weight in salt.  These Atlanta contractors don’t care about what YOU want, but rather what THEY want –  a quick buck from the unknowing customer.  There are too many ways to mislead the consumer with vague proposals, etc.
Unfortunately, unless the homeowner plans to meet up together, we have to decline to bid the job.  I’ve gone that route in the past and it ends up that everyone is unhappy with the project.  There are too many communication mishaps about what the homeowner thinks they are getting.
We will gladly meet up at a convenient time of your choosing to discuss and educate a homeowner about their Atlanta roofing project and make it a successful one, even if they choose not to hire us!
